Say you've been watching a particular home that's been on the market, and it went under contract. Then, it went back on the market again. What happened? Well, you don't want the home to slip away from you again, so your buyer's agent gets in touch with the listing agent asking why the home came back on market. Is that unusual to ask that? Not at all. In fact, if anything showed up in the inspection report that was not noticed before the home went on the market the first time, it has to be disclosed on the seller's disclosure form now. There's no trying to hide anything. The listing agent should be telling the interested buyer's agent that they can send them the inspection report right away, without the buyer's agent having to even request it. This is how you do good business.
Being upfront is a necessity in this business. What has your experience on the last home you bought been like? Did your agent have to request the prior inspection report if the home was under contract before? Did you end up getting another home inspection after going under contract? Do tell!
